These legal documents represent the foundation for operating our Association and enable us to provide for the preservation of property values and amenities in our community.
This document lays out the protective covenants, conditions, declarations and restrictions of the Hendricks Hill Planned Unit Development, Lane County, State of Oregon as recorded in Lane County real estate records on September 5, 1978 at Reception No. 78-60453 and rerecorded on August 16, 2005 at Reception No. 2005-063918.
This document lays out the amended Bylaws adopted by the Board of Directors of the Hendricks Hills Homeowners Association on April 30th 2004 and filed with Lane County Deeds and Records 2004-035094.
In 2005 the Board of Directors set forth a schedule of reasonable fines for violations of community covenants, conditions and restrictions. The Board remains committed to informal resolution of any and all issues arising from community covenants and restrictions. While our experience has proven that most problems can be resolved informally we adopted a process that provides for formal notice to a property owner at issue and the right to appear, within 30 days of such notice, before a regularly scheduled meeting of the board before any fine is levied.
Our community lies close to the University of Oregon and is convenient for students and faculty desiring to rent in the area. To preserve the nature of our predominantly single-family community we have developed this general reminder about covenants and restrictions as they pertain to the use of any property as a rental.
